Please explain in words what this formula is supposed to do, and what result you want if any of the values are missing.

Its a duration formula.  If possession/delivery has a date the formula works.  If possession date is missing I get a blank result.  I need the formula to basically ignore "-([Possession/ Delivery]-[Signed Lease])" when Possession/Delivery is empty.

Try this

[Spa Open]-[Signed Lease]- IF(not isnull([Possession/ Delivery]), [Possession/ Delivery]-[Signed Lease],0)

Didn't work.  Received an error... "The types of the arguments or the number of arguments supplied do not meet the requirements of the function If.

The function is defined to be If (Boolean condition1, result1, ..., else-result)."

I think you're on the right track for what I'm looking to do though.
